On-Base vs. Off-Base Housing: How to Decide

One of the first big decisions of any PCS is where to live. Both on-base and off-base housing have real trade-offs.

On-base housing

Living on base usually means a short commute, a built-in community, and no separate rent or utility bills (your BAH typically covers it). The downsides can be waitlists, less choice in the home itself, and living where you also work.

Off-base housing

Renting or buying off base gives you more choice and sometimes more space, and you may pocket the difference if your BAH exceeds your rent. The trade-offs are a longer commute, utility bills, and finding a trustworthy neighborhood sight unseen.

How to decide

  • Check the on-base waitlist early.
  • Compare your BAH to local rents.
  • Ask families already at your base what neighborhoods they recommend.
